A deposit of £100 will be required to confirm your booking, this is non-refundable.
The remaining balance is required to be paid by 28 days before arrival.
If a booking is made within 4 weeks of arrival, full payment will be needed to confirm your booking.
If necessary we may upgrade your accommodation - there won't be any extra charge for this.
In the event of a cancellation, refunds will only be given if we are able to re-let the dates for the same price.
Guest Requirements
Guests must check out before 10am. If guests are late to check out of their lodge, they will be charged.
No pets of any kind are not allowed.
Keep the property in the same state and condition as at the beginning of the stay.
The Holiday maker shall be responsible for all members of their party. The Holiday maker must pay for any breakage's or damage to furniture, fixtures, fittings, inventory or property.
The property shall be used only by the persons listed on the booking and must not exceed the maximum number (apart from children under 2), any breach of this condition shall entitle the owners to terminate the booking with no refund.
If in the opinion of the Owners, any holiday maker is guilty of unreasonable conduct, which causes a nuisance to the other holiday makers, the owners may re-take possession of the accommodation immediately without compensation to the holiday makers.
No smoking is allowed inside the lodge. The Holiday maker will be liable for the cost of cleaning if smoking has occurred.
We reserve the right to enter the accommodation under special circumstances or in emergencies.
The keys must be returned on check out.
We reserve the right to charge for any repairs or damages caused by any guests.
The owner shall not be liable for any loss, damage or injury suffered by the holiday maker, or their party. The owner shall not be held liable for any loss or damage to personal possessions (including fishing tackle), motor vehicles or contents.
The entrance gate must remain shut over night, please shut gate behind you when dark. This gate acts as an otter fence so is very important.
